Can you imagine not being allowed to access or enjoy our Gulf Shore Manor Beaches?
In April 2019, five Land Trusts filed a lawsuit against Walton County, claiming ownership of Gulf Shore Manor beaches and some undeveloped roads in our neighborhood as shown in the 1925 plat. They asserted that the public beach accesses had been built on their property and one of these Trusts claimed ownership of the entire beach with the right to exclude others from it. Even though GSM property owners were not included in the lawsuit, through the leadership of the GSM POA and the participation of its members, the final settlement in October 2021 included an easement granted to all GSM property owners for access at our five established beach accesses and use of the beach. While three of these accesses are now private property, Pelayo, Montigo and Barcelona, through it's legal representation the GSM POA is continuing its efforts to assure the granted easements are protected as these previous roads are zoned for development of single family homes. Our continued success depends on the strength of our membership and all donations go directly to our legal fund. Thank you in advance for your support!

GSMPOA is a not-for profit 501(c)3 organization established to protect the legal rights of all GSM property owners to access and use the neighborhood platted beach. It also serves to educate property owners and the public about the subdivision's history, legal matters, conservation, beaches, maps, neighborhood plan and Walton County issues that impact the subdivision.
