Beach Access and Use Easement Agreements for Gulf Shore Manor and Walton County
In April 2019 a complaint was filed by five land trusts against Walton County involving ownership of the beach, beach accesses and undeveloped roads in Gulf Shore Manor.
In November 2021, part of the final judgment included an easement that was granted to all property owners in Gulf Shore Manor for five beach access points on platted roads and use of the beach seaward of the roads.
The five accesses east to west are located
south of CR 30A.
Pelayo Avenue
Montigo Avenue (undeveloped)
Santa Clara Street
San Juan Avenue
Barcelona Avenue (undeveloped)

Both attorneys for the land trusts and Walton County have stated that the granted easement is recordable, marketable and insurable.
The GSM access and use easement is recorded in the Walton County Clerk of Courts official records and is indexed with the GSM plat. The plat is recorded in plat book 3 page 28 and deed book 63 page 603.
When a title company researches the plat of GSM they will find the Gulf Shore Manor easement recorded in the official records book 3225 page 3312.
